Real Estate Agent Tips: How to Market Your New Listing

Hey guys, I’m writing this post on a question that I recently got from one of my readers. The question was “I’m a brand new agent I just got my first listing and wanted to know what I can do to advertise and market the listing.”

This is a great question and I’m going to be offering you guys a few options, the things that you can do to start marketing it and hopefully sell it in the shortest amount of time.

The first thing that we want to be clear on is that it is price that sells a home not the marketing, so assuming that you did your homework and the home is priced correctly what I’m about to mention are things you could do that will help you speed the process and hopefully find a buyer quicker.

Knock On Some Doors

The first thing that you want to do is as soon as you get your listing agreement signed is door knock 10 or 15 homes around the listing.

You’ll be surprised to find out that perhaps a neighbor might know of a friend or family or perhaps a co-worker that might be looking to move into the area or perhaps the neighbor or themselves have been thinking about moving out.

So you can say “hi my name is Lloyd, I’m a local real estate agent and just listed your neighbors house around the corner on ABC Street it’s a 3-bed 2bath for 400,000 and I wanted to see if you perhaps might know someone that might be looking to move into this area.

You’ll be surprised that they might know somebody that wants to move and you also want to continue a conversation. Perhaps the neighbor plans to make a move and so they’ll tell you right then and there.

Use Social Media

That’s the first thing that I want to offer you guys, the second thing is take a picture of the front of the yard just one and put it on your social media.

Put it on Facebook and Instagram and just post this property coming soon, put the address and the price. You don’t have to, you could just put the picture and put if anyone is interested or if they’re looking to move into this area please contact me.

Social media is powerful for the real estate niche especially if you understand Facebook ads and the power of targeting and remarketing. This leads us to our next tip.

Professional Pictures

The next thing that you want to do is hire a professional photographer to take professional pictures of your listing. It always surprises me every time that I look on the MLS I come across these properties with terrible quality pictures.

Let’s say if I was a buyer, how am I supposed to fall in love with your house when it looks like garbage. I’m just being straightforward here. Invest a few dollars, maybe $100-$200 on a photographer that’s going to take high-quality professional pictures.

Like I said buyers are now looking online at properties so you want to make sure that your home stands out and is attractive enough for them to want to schedule an appointment to take a look at the property.

Also when you post the listing on the MLS be descriptive. Give as much information on the property to make the person want to go out and see it or at least be interested in learning more about the home. You’ll be surprised at how much that helps.

I don’t know how some of these agents just put one or two pictures of the property on the MLS with no description and then they’re shocked when their home expires. I believe the MLS allows you to post up to 35 pictures, the more pictures that you post the better.

Use Your Database Or Email List

Another thing that you guys can do is if you have a database with the emails of different agents all over your county or city, shoot them an email blast and say “hey, just got this listing, this is the address and this is a price, if you have any buyers feel free to contact me.

At the same time if you have a newsletter you send out perhaps once or twice a month put it in your newsletter. Feature it as a new listing and put the information there and have people contact you if they know someone that might be looking or might be interested.

One mistake I see many agents make is they have no way to build a list. Your email list can be one of the most important tools for your business. You can build a relationship with your potential and existing clients and people do business with people they know and trust.

Flyers Still Work

You can also make flyers to promote the home. Investing in quality fliers and making them look eye appealing is also going to help you market your property.

Many agents use 100 pound paper for their flyers, it’s a little bit thicker than regular printing paper and the picture quality is amazing. I believe the cost is around $150 and printed a thousand.

You can hire a young kid or student and pay them $10 for passing out 100 flyers or putting them on cars in a Wal-Mart parking lot.

Hopefully this post will help you better market or advertise your property. Again I can’t stress it enough, it’s price that will sell the home.

Put yourself in the shoes of a buyer. If you were looking at a home, yes you compare all the features but they are also comparing the price.

If you set a good price even if you don’t have really great pictures or a really great description people are going to say “oh you know what, this home is priced really good and I should jump on it before it gets taken away.”

This will allow you to perhaps get multiple offers and raise the price and sell it for more.
